Hospitals and campuses carry ageing plant, compliance backlogs and rising energy costs — and none of it can be fixed by emptying the building. BESAT delivers building services, fabric and infrastructure works across occupied healthcare and education estates, phased around wards, theatres, classrooms, labs and term dates so care and teaching continue uninterrupted.
Our teams provide mechanical and electrical building services, insulation and pipework lagging, scaffolding and access, painting, heat tracing and frost protection. They are used to working in a live environments ensuring the facility is un-effected by the works being undertaken we use hoardings, fencing and other methods for segregation. All dust, noise and movement of materials is kept to a minimum and is controlled at designated times, out-of-hours or on weekends. Working in these environments we always ensure all areas are cleaned and signed off defect free before they are handed back.
Around the trades we provide engineering and design, refurbishment, fit-out, planned and reactive maintenance, project and construction management, procurement, and quality and SHEQ management — including the statutory and compliance-driven works that estates teams are under pressure to close out.
Whether you need a full package under one point of responsibility, framework and call-off support to your in-house estates team, or a single trade for a summer or seasonal programme, the priority is the same: works completed safely, quietly and on time, with minimal impact on the people using the building.

How We Work
Planned around the people who never leave.
On an occupied estate, the hardest part of the job is everything around the job. We plan scopes with your estates team in phases that follow ward moves, timetables and term dates, and mobilise directly-employed crews who are briefed on the environment they are entering — patients, students and staff included. Segregation and public protection go up first, dust, noise and access are controlled throughout, and areas are cleaned, tested and formally reinstated before handback. Because we hold the trades in-house, a services upgrade, the access to reach it and the making-good afterwards are sequenced by one team with one point of contact, and delivered under our own quality and SHEQ management.
